<p><strong>2.      </strong><strong>Hey, thanks for letting me use the bathroom when I was working in </strong><strong>your</strong><strong> yard last week. While I was in there, I unlatched the back window to make my return a little easier.</strong></p>
<p><strong> </strong><strong>3.      </strong><strong>Love those flowers. That tells me you have taste&#8230; and taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.</strong></p>
<p><strong> </strong><strong>4.      </strong><strong>Yes, I really do look for newspapers piled up on the driveway. And I might leave a pizza flyer in your front door to see how long it takes you to remove it..</strong></p>

And the windows on the second floor, which often access the <a class="zem_slink" title="Bedroom" rel="wikipedia" href="http://en.wikipedia.org/wiki/Bedroom">master bedroom</a> &#8211; and your jewelry. It&#8217;s not a bad idea to put motion detectors up there too.</strong></p>
<p><strong> </strong><strong>8.      </strong><strong>It&#8217;s raining, you&#8217;re fumbling with your umbrella, and you forget to lock your door &#8211; understandable. But understand this: I don&#8217;t take a day off because of bad weather.</strong></p>
<p><strong>9.      </strong><strong>I always knock first. If you answer, I&#8217;ll ask for directions somewhere or offer to clean your gutters. (Don&#8217;t take me up on it.)</strong></p>
<p><strong>10.  </strong><strong>Do you really think I won&#8217;t look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.</strong></p>
<p><strong>11.  </strong><strong>Here&#8217;s a helpful hint: I almost never go into kids&#8217; rooms.</strong></p>
<p><strong>12.  </strong><strong>You&#8217;re right: I won&#8217;t have enough time to break into that safe where you keep your valuables. But if it&#8217;s not bolted down, I&#8217;ll take it with me.</strong></p>
<p><strong>13.  </strong><strong>A loud TV or radio can be a better deterrent than the best alarm system. <p><strong>Greetings and Happy Happy Monday to You My Beautiful Wonderful San Francisco Bay Area</strong>… Hallelujah Hallelujah… the recent extensions for the up to $8,000 tax credits will certainly encourage first time homebuyers to become proud homeowners… <strong>but did you know there are other incentives established in various cities throughout our beautiful Bay Area?  </strong>Cities that participate have their own set of requirements and money allotments to help low and moderate-income households receive extra monies… to assist them in buying their first home… some of the cities will also allow folks who have previously owned homes within a certain time frame to apply … (each city has their own set of rules and guidelines, each city has different maximum amounts of money they will award each applicant and each have their own repayment plans … all depending on need… keep in mind its usually first come first serve until all the allotted amount of monies are used up… you will be required to attend workshops and attend a seminar or two to get into the program… all designed to inform and educate about the process)&#8230;</p>
<p><strong>Lots of people have no idea these programs exist or they cant believe they exist.</strong></p>
<p>Lets take the City of San Leandro as an example… when you attend a city run First Time Homebuyer Seminar you will learn ways to get up to $65,000 in home purchasing assistance!!&#8230; Over the past 2 years some 20 San Leandro households have made their first home purchase through this program.</p>
<p>San Leandro offers down payment loans up to $30,000 at 3% interest for 20 years. No payments are due for 5 years, nor does any interest accrue during that period. In addition the Federal Home Loan Bank WISH Program may also contribute $15,000, which is forgiven… you never have to pay that amount back. <p><strong>Greetings To You Today!!.</strong>.. Yesterday… I attended a class offered by my brokerage <strong><a href="http://www.realtyworldnca.com/">http://www.realtyworldnca.com</a>…</strong> on Social Media… designed to give us insight and information on today’s technology and networking capabilities… all about the How’s, Why’s and What To Do’s and how to incorporate it all into my business… WOW what a concept!!&#8230; Help to Help Me in my work!!&#8230; Awesome… here’s my chance to go and get myself more informed… and Free… whats not to like?!?…</p>
<p>This class was jammed pack with information… great overview  but wished we had more time for Q&amp;A and actual instructions on the <strong>downloading </strong>of all those tools… most of these tools were brand new to me… never had anyone share these with me (thanks so much Erin…our in-house social media guru)… I was so excited and anxious to start using them ASAP!!</p>
<p>I wanted to <strong>download </strong>these tools while still in class… <strong>NOT</strong>… the internet connection at the venue was faulty, my own air card wasn’t working correctly… nothing I did allowed me to <strong>download</strong> a thing… was advised to wait til I got home (better connection) to <strong>download</strong>… <strong>NOT</strong>… tried and tried over and over to <strong>download</strong>… I’ve learned over the years…with much trial and error and anxiety… one must be patient, stay calm (take deep breaths) and not get aggravated when working with the computer… nothing was working out right… went to bed… woke up this morning and the very first thing I did … (even before my morning coffee) was to get on my laptop to go at it again… <strong>NOT</strong>… to avoid bothering our in-house tech guru Ron… I called my local realtor board/tech support… <strong>NOT</strong>… they couldn’t get the downloads to take… sent emails to the various sites for help… (remember that saying… <strong>if at first you don’t succeed don’t give up… keep trying… </strong>) so I reached out to our in-house tech guru Ron… Funny thing he was at that moment working on some of the same issues I was calling about…  he’ll send out update on the fixes later…</p>
<p>Moral to this story… <strong>there’s lots to learn</strong>, <strong>its all there for the taking, be patient</strong>, <strong>anything worthwhile will come in good time…</strong></p>
