<p>Most sellers, buyers, soon to be in the market consumers and yes even fellow realtors probably don’t think too much about the licensing status of the agents they work with! And we all <span style="text-decoration: underline">should</span> know!! In fact its crucial to know&#8230; why would you work with someone who isnt licensed, why would you work with someone who has been disciplined or has complaints placed on his/her record?&#8230; As with everything else in life we must scrutinize the who, what and whys which includes &#8220;<strong><strong>making sure your realtor is licensed and current&#8221; when it comes to working closely with that person regarding your home or any kind of property and where a huge amount of your life and money  is involved&#8230; </strong><span style="text-decoration: underline"><span style="color: #0000ff"><strong>Use a Licensed Realtor!</strong></span></span></strong></p>

<p>Real Estate Tax Talk. <strong>There are several tax credits and deductions set to expire at the end of the year, and given the federal deficit problem, there&#8217;s a good chance they won&#8217;t be extended. If you want to take advantage of them, you need to act before Jan. 1, 2012.</strong> Mortgage insurance premium deduction If you itemize deductions, you may deduct the premiums you pay for mortgage insurance, just like you do mortgage interest. However, this deduction is phased out if your income exceeds certain levels. To qualify for the full deduction, a couple or a single taxpayer must have an adjusted gross income of $100,000 or less. <p>No matter how you look at it…there are legions of consumers getting ready for their annual “holiday shopping”… O Joy!!  Personally have been there many times, done that many times and am finally very comfortable at my very comfortable age not participating in all the planning, crush of traffic, lack of parking, stress of finding the right gift or not, staying within a reasonable budget or not, skipping meals to get all the shopping done, sore feet and body aches, bundling up to stay warm from the chill outside but oooops  peel off once inside to stay cooool… too much stuff to carry&#8230;</p>
<p>Life is so much simpler and happier these days not participating&#8230; but that’s just me…</p>

<p><strong>2.      </strong><strong>Hey, thanks for letting me use the bathroom when I was working in </strong><strong>your</strong><strong> yard last week. While I was in there, I unlatched the back window to make my return a little easier.</strong></p>
<p><strong> </strong><strong>3.      </strong><strong>Love those flowers. That tells me you have taste&#8230; and taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.</strong></p>

<p><strong>6.      </strong><strong>If decorative glass is part of your front entrance, don&#8217;t let your alarm company install the control pad where I can see if it&#8217;s set. That makes it too easy.</strong></p>
<p><strong> </strong><strong>7.      </strong><strong>A good security company alarms the window over the sink. And the windows on the second floor, which often access the <a class="zem_slink" title="Bedroom" rel="wikipedia" href="http://en.wikipedia.org/wiki/Bedroom">master bedroom</a> &#8211; and your jewelry. It&#8217;s not a bad idea to put motion detectors up there too.</strong></p>
<p><strong> </strong><strong>8.      </strong><strong>It&#8217;s raining, you&#8217;re fumbling with your umbrella, and you forget to lock your door &#8211; understandable. But understand this: I don&#8217;t take a day off because of bad weather.</strong></p>

<p><strong>12.  </strong><strong>You&#8217;re right: I won&#8217;t have enough time to break into that safe where you keep your valuables. But if it&#8217;s not bolted down, I&#8217;ll take it with me.</strong></p>
<p><strong>13.  </strong><strong>A loud TV or radio can be a better deterrent than the best alarm system. <div><strong>I would like to be in an area close to BART (preferably walking distance), reasonably quiet but has lots of places to walk to (and where I will feel safe walking around), and will be in an up-and-coming neighborhood as far as property value. I do not want a fixer-upper.</strong></div>

<p><span style="color: #0000ff"><strong>Hello&#8230; These days its very possible to purchase a nice little place with the parameters you&#8217;ve listed&#8230; the areas you listed are some of the more popular areas to purchase in but not necessarily the only areas&#8230; when you look in the more desired areas you may end up in multiple offer situations (especially in the price point you&#8217;re looking at)&#8230;as well as other things to consider&#8230;Price points are naturally key but not the only criteria you should consider&#8230; you didnt mention how many bedroom/baths/sq.ft. you require&#8230; First and foremost I would suggest getting pre-approved for a loan before you do any looking&#8230; feel free to contact me if you&#8217;d to discuss your options further&#8230;<br />
