The State Bar of California has recently launched numerous investigations against attorneys for misconduct related to loan modifications. In a rare move, the State Bar has released the names of 16 attorneys under investigation, by opting to waive investigation confidentiality in favor of public protection. These attorneys have allegedly taken fees for promised services, but failed to perform those services or even communicate with their clients who face the possible loss of their homes. Their non-attorney staff may also be under investigation for unlawfully practicing law.
Not all attorneys engaged in loan modifications are unscrupulous. However, this announcement from the State Bar serves as a good reminder for REALTORS® and their clients to be careful when dealing with attorneys and others for loan modifications. Scam artists may intentionally associate or affiliate themselves with attorneys in an attempt to lend credence to their fraudulent schemes. Where to find the real available houses on the market? There are so many listings on the website. We drove to certain house and there is so sign of selling. We are looking at 300k for a start home. Also the rumor says there will be more Foreclosures coming out at the end of the year. Shall we wait till then? Thanks.

Hello Jojo… You are so right… there are lots of listings on the internet… I dont know exactly where you’re looking but it sounds like you’re not getting the complete picture for the property/ies you’re considering… In this age of technology that we’re all engrossed in… its truly become a fabric of our lives… It is a huge source of information and yet no matter how much reserach one does on the internet… there’s something to be said about the knowledge and expertise that you cant replace using the internet and that is the help and guidance of a dedicated full-time licensed realtor.

Realtors are trained to help and guide their clients not only to find the property but to make the offer, to represent your best interests in the transaction, to assist with the inspections and reading of all the reports and disclosures and the maze of required paperwork involved. A realtor can help screen out all properties to come up with the best suited for your needs… they can explain to you what a short sale is, what a foreclosure is, what an NOD is, what an REO is, what a straight sale etc…

Jojo not one transaction or property is the same… You need to be clear what your focus is…
Do you want to buy any home at $300k or less?
Do you only want to buy a home that is “distressed” ie) a short sale or reo?
You need to understand all that goes with the kind of property you go after…

Waiting for more foreclosures will do what for you?… The interest rates are excellent right now… who knows what the rates will be later…

If you’re ready to buy now… you should definitely buy now… no reason to wait. if you wait longer you may not qualify to get the $8,000 tax credit… its due to expire very soon.
